How To Maximise Your Holiday Let Property – Let Everyone Know!
You can have the most amazing
holiday property in the world, but you won’t make
money from it if people don’t know it’s there.
However, advertising via normal channels costs a fortune and can really eat into
your profits. To maximise your holiday let profits, you need to find ways of
letting people know about it without breaking the bank.
- Probably the most effective means of advertising is via the Internet. It also
costs little or nothing – provided you have easy access, of course! More and
more people are looking on the Internet for their holidays. If you are able to
set up your own web site, that’s the best way of all. But remember people won’t
just flock to your site because it’s there. Optimise your site for key words and
phrases related to your property , that people search on but don’t have too much
competition – for instance “holiday cottage in
Devon”. Add plenty of
descriptions and attractive pictures, and update it often.
- If you can’t do your own site, there are a number of
holiday rental
sites that
will take your ad – some of them free. It could be worth spending about £300 or
so a year on paid sites – remember that this is so much more effective than
newspapers or magazines as people are looking for exactly what you are offering,
and just one week’s rental will cover it. But you can do well just using free
sites.
- If the area where your property is located has some sort of regular big event
– a music festival, literary festival or sporting event, for instance – the organisers probably provide lists of recommended accommodation with their
bookings. Contact them and make sure yours is included.
- Word of mouth – probably the most potent advertising medium of all. Try and
ensure your property has a “Wow!” factor that sets it apart from others. And do
make sure that your guests have a fantastic experience. Check everything is in
working order; have a “Welcome Pack”; ensure someone is around, either yourself
or a representative, they can call on if there’s a problem. If they really enjoy
it, not only will they come back, but they WILL talk about it – at dinner
parties, at the Post Office, etc.
- You must have a Visitors’ Book. If people leave enthusiastic comments, as you
hope they will, ask if you can use them on your Internet and other ads.
- If you have access to a desktop publishing program, collect at least 12 photos of your property, as stunning as possible, and use them to make a calendar, which is quite easy with a program like Publisher. Local newsagents and other shops would allow you to sell it for a few pounds – even if they take most of the profit, it will be great publicity for your holiday let.
If you have just a little imagination, you will be able to think of plenty of
other means of publicising your holiday let. There is really no need to waste
money on expensive advertising. If you want to maximise your
holiday let, there are plenty of ways you can spread the word.
